CONSULTATION: We provide on-site design consultation if you are looking for simple advice or solutions. We walk through the site with you and discuss your needs and provide our guidance (Usually 1-2 hours). We will provide a follow up summary of the meeting via email or snail mail.
CONCEPTUAL DESIGN DAY: William Joyce Design offers a ONE day design package for a fixed fee depending on the scale and constraints of the site and design goals of the client. We start in the morning with an on site walkthrough including the designer and the clients to discuss the goals and needs. We then take the next several hours to measure the existing conditions of the site to scale, analyze the site conditions, and create a conceptual landscape plan. By days end we are ready for presentation and review of the design. This drawing gets copied and delivered to the client that same week and can be used as a guide for preliminary bidding and even installing the landscape if the homeowner and/or contractor are open to interpreting conceptual information into reality. If desired this plan can turn into further detailed design work as described below.
PRELIMINARY PLANS: Also called “Master Plans”, these plans are pencil and/or computer drawings, loose, yet clear. They provide basic information to begin the design conversation. Before any designing begins we start the process by sitting down with our client and discussing their needs, desires, and dreams for the space. We then take this information and begin surveying and analyzing the existing conditions of the site. This includes studying the sun/shade patterns, the soils, the slopes, the drainage, the existing plants, the views, and the other environmental factors that encompass the site. Hardscape layout and planting areas are shaped and delineated, and perspective sketches of what these areas may look like in 3-D are created to give a clearer image. These plans can be bid on by contractor’s, but please note that they do leave loose ends and questions as you move into the construction phase and bids can fluctuate drastically.
CONSTRUCTION DOCUMENTS: These plans take the Preliminary Plans into complete detail. They include “Demolition Plans”, “Grading Plans”, “Layout Plans”, “Hardscape Plans”, “Swimming Pool Plans”, “Planting Plans”,”Irrigation Plans”, “Lighting Plans”, “Construction Details”, and “Specifications”. Construction Documents can be accurately bid on, submitted for county, city, or H.O.A. review process to retrieve permits, and can be constructed from in an exacting manner.
PROJECT MANAGEMENT: Also called “Site Observation”, we provide guidance during the construction phases. This helps the contractor when design related questions arise to keep the construction flowing smoothly within the original design intent. We act as the owner’s representative, keeping close eye on the construction phases and keeping the line of communication open between all parties involved. During Site Observation we can help with bidding and invoicing to assure a smooth transition from design to construction completion.
ON-GOING GARDEN MAINTENANCE: Annually or even Bi-annually we offer walk-throughs of the garden to help guide the growth in the intended direction. As you are aware, un-maintained gardens can become unruly and lose their appeal quickly if not given the proper attention. We can advise your gardeners, or yourselves, on how to clearly shape and maintain your garden so it matures properly according to the plans.
